PROJECT SCOPE AND DESCRIPTION:
- Project Type – Single Family Detached Residential Subdivision
- Challenges – In order to design and construct a subdivision, UC2 had to change the land use from Agricultural to Urban Fringe and in addition, change the zoning from Agricultural to PUD.
- Solutions Provided – UC2 was able to create a Planned Unit Development to fit within the land use of Urban Fringe, allowing two units per acre.
DESIGN & CONSTRUCTION DETAILS:
- Engineering Services Provided – UC2 successfully completed a Comprehensive Plan Amendment, Planned Unit Development (PUD), and zoning change, as well as the permitting and design for the subdivision
- Collaboration – UC2 collaborated with Edwin Brown & Associates for surveying, Florida Environmental & Land Services (FELSI) for environmental consulting, and NOVA, Inc. for geotechnical services.
UNIQUE FACTORS FOR THE PROJECT:
- Special Design – Small FEMA floodplains were incorporated into the design.
- Environmental Considerations – UC2 worked with FELSI to relocate several gopher tortoises on-site. Size/Scale – 144 lots.
OUTCOMES AND IMPACT:
- Impact on Community/Client – This community was one of the first subdivisions UC2 designed in the Wakulla Arran area, which is a quickly growing area
