PROJECT SCOPE AND DESCRIPTION:
- Project Type – Multi-family housing project with duplex phase
- Key Objectives – Develop a multi-family housing project with a separate duplex housing section.
- Challenges – Third apartment development with this company; this project included a duplex component, which differed from the first two developments.
- Solutions Provided – Able to phase project to plat the duplex portion and run the multi-family through a typical site plan process.
DESIGN & CONSTRUCTION DETAILS:
- Engineering Services Provided – Civil design, paving, grading, stormwater, utilities, and permitting with the City of Tallahassee, NWFWMD, and Leon County for the turn lane at Tram Road.
- Collaboration – Coordinated with St. Joe on the lot split to accommodate the development.
UNIQUE FACTORS FOR THE PROJECT:
- Special Design – Provided an expansion of the Southwood trail systems through our project.
- Environmental Considerations – An existing pond on the Northwest corner needed to be preserved. The pond’s 100-year flood elevation was also modeled.
- Size/Scale – 31.57 acres, 43 buildings, over 310 units
OUTCOMES AND IMPACT:
- Impact on Community/Client – Provided a mix of housing options for the Southwood community.
