Mahan Park is a business park located near the intersection of Mahan Road and Dempsey Mayo Road in Tallahassee. Mahan Park is comprised of five office buildings and associated infrastructure. The project was permitted through Leon County and is located within the Mahan Corridor Node. The Node has specific design requirements, which were incorporated into the plan. Extensive stormwater modeling was required because of inter-basin transfer and closed-basin requirements.
PROJECT SCOPE AND DESCRIPTION:
- Project Type – Office complex in Tallahassee near the intersection of Dempsey Mayo and Mahan Drive.
- Key Objectives – Develop an office park for approximately 110,000 SF of general office and medical office use.
- Challenges – Mahan Corridor Node zoning providing obstacles to site planning process.
- Solutions Provided – Worked with client and county on deviations to the code to allow for a plan that satisfied the client’s goals.
DESIGN & CONSTRUCTION DETAILS:
- Engineering Services Provided – Civil design, paving, grading, site layout, utilities and stormwater as well as permitting with Leon County, NWFWMD and FDOT.
UNIQUE FACTORS FOR THE PROJECT:
- Special Design – Large retaining wall had to be designed for one of the stormwater ponds.
- Environmental Considerations – Closed basin ponds had to be designed to recover per the county requirements.
- Size/Scale – 110,000 SF of general office and medical space.
OUTCOMES AND IMPACT: Impact on Community/Client – Project provided for over 110,000 SF of office space along Mahan Drive.
